June 26, 2010 - The Day The Power Pole Collapsed

On June 26, 2010 around 6:45 AM a power pole at the back of the property collapsed shutting down power for the entire neighborhood. Entergy and Cox were on the scene shortly ready to make the necessary repairs. Entergy had the pole replaced and power restored by 4:00 PM and Cox had services restored shortly after that. Water Shutoff

Any scheduled maintenance should be arranged with the office with at least 24 hours notice. Scheduled maintenance will be done on the 6300 side on Wednesdays and on the 6320 side on Thursdays. Work should be scheduled between 10:00 AM and 4:00 PM. Any emergencies will have to be dealt with immediately without notice.

Sewer Line Woes

 

Riverside Court is facing major sewer line problems. A lot of our sewer lines are sagging. The sagging lines are a result of flooding from Katrina and when the water receded we experienced subsidence. It will probably be many years before we can sort out all of the problems. What we are trying to do now is identify the problems by video inspections and by mapping the backups we are experiencing. We recently replaced the main sewer line that runs the length of buildings "M" and "N" and "F", and currently we are working on building "Q"

What every resident can do to help us in the very expensive endeaver is to be careful what you put in our sewer lines. What you flush down the toilets, what you wash down your bathtubs and lavatory sinks, what you put down your kitchen sink drains, all of this winds up in our sagging sewer lines. To keep these lines as clear as possible we are asking that the only things flushed down the toilets are human waste and toilet paper. Please do not flush down your toilet any paper towels or feminine hygiene products. One of the worst problems we are having is grease going down the kitchen sinks. This collects in the bellies of our sagging lines and congeals, blocking the sewer line. Please wipe any bacon grease or any other cooking grease into your garbage can with a paper towel. Please try to put all solid and greasy materials into the garbage can and try to only run rinse water down the kitchen sink. Talk to your neighbors and try to get everyone following these procedures.

Second and third floor residents may not notice any problem because only the first floor residents are experiencing backups. But we need to get all of the second and third floor residents on board because whatever they are flushing and draining is going into the sewer lines or if the lines are blocked it's going onto their first floor neighbors carpet. Please pass the word on this, it may be our most important issue for the next few years.

Help Keep Our Dumpster Area Clean

 

The dumpsters are provided for the disposal of household trash or garbage. Please do not put any furniture, appliances or construction debris in or around the dumpsters. There is a $100 fine that will be enforced for any violations.

Parking Space Tags

 

Requirements for tags are registration, driver's license and proof of insurance. It is necessary that each owner and/or tenant check into the office with these documents. One space is allocated per unit. An extra, second parking space is available on a first come - first serve basis for a $20/month fee. No third spaces are issued. If you have a tag issued previously, the documents mentioned are needed by the office. If these records are not in the office regardless if you have a tag or not you may be subject to towing. There have been a lot of complaints about the parking spaces. If owners and/or tenants do not cooperate with the request, it will be a long drawn out process getting the parking lot straight.
